For this renovation project in Utrecht, Grand Renovation completed a full refurbishment of the upper floor. The scope of work included a complete bathroom renovation, a new toilet, replacement of all windows and interior doors, and comprehensive interior finishing in every room. The client wanted to modernise the outdated floor and create a calm, luxurious, and functional living environment. With a total budget of €55,000 including materials and a project duration of 40 days, the entire floor was upgraded to be sustainable, stylish, and technically up to date.
Bathroom – Luxurious Hotel Feel with a Functional Layout
The bathroom was completely stripped and rebuilt. All installations — from water pipes to electrical wiring and drainage — were replaced to meet modern standards.
The new design focuses on comfort and ease of use. By combining large ceramic tiles in warm earthy tones with minimalist lines, the space achieves a calm, luxurious atmosphere reminiscent of a modern hotel suite.
The spacious walk-in shower with clear glass and a rain-shower fixture forms the centrepiece of the bathroom. The fully flush shower tray creates a sleek and safe finish. The new floating vanity unit in dark wood offers generous storage, while the wide mirrored cabinet with integrated lighting ensures optimal brightness — essential in a compact space.
Toilet – Modern, Hygienic, and Completely Renewed
The separate toilet has been finished entirely in the same style as the bathroom, creating a unified look throughout the floor. The wall-hung toilet, low-maintenance tiles, and modern detailing provide a fresh, functional, and consistent design.
New Windows & Interior Doors – More Light, Better Insulation, Sleeker Look
As part of the renovation, all windows on the upper floor were replaced with new HR++ frames. This significantly improved energy efficiency and also created a quieter and more comfortable living environment.
In addition, new interior doors with modern hardware were installed. This not only refreshed the appearance but also improved daily usability — the doors now close more smoothly, quietly, and with better stability.
