We, a team of professionals, took on a complex task: transforming a vacant 550-square-meter bank building into three functional and stylish turnkey apartments. In this project, we reflected the concept of a modern living environment while preserving the architectural nuances of the original building and ensuring high standards of quality, energy efficiency, and comfort for future residents.
Short Description of the Project
The assignment consisted of a completely new design and full reconstruction: dismantling outdated partitions, reinforcing load-bearing structures where necessary, and creating three autonomous residential units, each with its own utilities, kitchen, bathrooms, and ventilation systems. We implemented modern technical solutions that ensure year-round comfortable temperatures, sound insulation, and risk prevention related to the operation of an apartment complex.
Phase 1. Preliminary Study and Concept Development

Analysis of the initial layout and architectural features of the building.

Development of a redevelopment concept taking into account functional zoning, sound and thermal insulation, as well as local regulations.

Coordination of technical specifications with the client and obtaining the necessary permits.

Preparation of a budget and work schedule, risk assessment, and quality control checkpoints.
Phase 2. Dismantling, Preparation, and Technical Design

Removal of suspended ceilings and outdated interior finishes.

Plastering of walls, leveling ceilings and floors for finishing.

Development and installation of individual technical solutions for three apartments: water supply, sewage, electricity, and low-voltage systems.

Design of acoustic insulation between units and apartments for maximum privacy and comfort.
Phase 3. Planning and Execution

Redevelopment: creation of independent entrances and shared infrastructure, installation of kitchens and bathrooms in each apartment.

Space optimization through skilled renovation of partitions and replacement of certain frame elements. Installation of safe and energy-efficient windows and doors providing sound insulation and sealing.

Installation of heating and ventilation systems, ensuring energy efficiency and comfort for residents.

Implementation of the construction concept in accordance with the design and budget.
Phase 4. Energy Efficiency and Environmental Sustainability

Use of high-quality thermal insulation materials for walls, floors, and ceilings.

Equipping apartments with modern underfloor heating or radiators with room regulation.

Installation of a modern ventilation system with heat recovery.

Selection of eco-friendly finishing materials and sorting of construction waste at all stages.
Phase 5. Interior Finishing and Plumbing

Rough finishing: leveling surfaces, installing concealed electrical wiring and water supply lines.

Fine finishing of walls and ceilings: decorative plaster, painting, or tiling, adapted to the design of each apartment.

Installation of kitchens and furniture, installation of high-quality household appliances and plumbing.

Installation of bathrooms: shower cabins, bathtubs, sinks, toilets, and accessories, ensuring functionality and ergonomics.
Phase 6. Internal Networks and Automation

Installation of electrical networks, lighting, sockets, grounding, and safety systems.

Connection of low-voltage systems: internet, television, alarm systems, smart home technology.

Installation of smart home systems for each apartment, including options for remote climate and security control.
Phase 7. Quality Control and Handover

Conducting all necessary tests: checking air duct tightness, water supply, and pipelines.

Final site cleanup, sanitization, and removal of construction waste.

Commissioning with installation of equipment and turnkey delivery of the project.
Project Results
The project has become an example of a professional transformation of commercial space into residential units, fully compliant with all building standards and regulations. The budget amounted to €1,000,000, and we achieved a balance between functionality, comfort, cost-efficiency, and the architectural integrity of the complex. The result is three fully turnkey apartments, each with its own character, modern technical solutions, and high-quality finishing!
