Plumbing is the part of a renovation that is easiest to get wrong and most expensive to fix later. How Plumbing Fits Into a Renovation (First Fix and Second Fix)

Renovation plumbing happens in two stages. The first fix is the pipework installed before walls and floors are closed – supply lines, drainage, and connection points roughed in to the right positions. The second fix is everything visible: taps, toilets, basins and appliances connected and tested once tiling is complete.

The order matters. Pipework set in the wrong place during the first fix is expensive to correct after tiling, so the layout has to be right before a single tile is laid. This is the single biggest reason to use one coordinated team rather than separate trades booked independently – the plumber, tiler and electrician work to the same plan and the same schedule.

Kitchen plumbing covers the sink, mixer tap, dishwasher and washing-machine connections, and boiling-water taps. When a kitchen layout changes, supply and waste lines are rerouted to the new positions before units go in.

Repositioning and replacing pipework

Older Dutch homes often have outdated supply pipes or drainage that no longer meets the new layout. During renovation we inspect the existing pipework and replace or reroute only what is necessary – and we report honestly when existing pipes are sound and do not need replacing.

Radiators, heating and gas connections

Where a renovation changes a room, radiators are often moved or replaced, and kitchen or heating gas connections may need adjusting. We handle radiator relocation and gas connections as part of the renovation scope, with all gas work carried out by certified technicians to current safety standards.

• Keep fixtures in their current positions. Moving a toilet or sink means new drainage runs – the largest avoidable cost in renovation plumbing.
• Combine rooms into one project. Renovating the bathroom and toilet together means shared pipe runs are opened once, not twice.
• Keep sound pipework. If inspection shows existing pipes are in good condition, replacing them is unnecessary – we report this honestly.
• Agree a fixed price upfront. Open estimates from individual handymen often rise once walls are opened; a fixed quote protects you.

No. Grand Renovation provides planned renovation and installation plumbing – new bathrooms, kitchens, fixtures and pipework – not emergency call-outs. If you are mid-renovation with us, your project team is your direct point of contact.

Is plumbing included in a bathroom or kitchen renovation quote?

Yes. Plumbing is part of the single fixed-price quotation for the renovation, alongside tiling, electrical and finishing work. You receive one itemized quote after a free site visit, valid as the final invoice.

Do I need to hire a separate plumber, tiler and electrician?

No. We keep all trades in-house and coordinate them to one schedule. This avoids the scheduling gaps and cost overruns that come from booking separate tradespeople for work that must happen in sequence.

Can you reuse my existing pipework?

Often, yes. During the renovation we inspect the existing supply and waste pipes. If they are sound and fit the new layout, we keep them; we only replace or reroute what is necessary, and we tell you which it is.

Can you install a boiling-water tap like a Quooker?

Yes. Boiling-water taps need both a water connection and an electrical supply, which our plumbing and electrical teams install together as part of a kitchen renovation.
